SIX THINGS YOU SHOULD KNOW BEFORE BUILDING A NEW HOME

For many house purchasers, the prospect of building a new home is intimidating. Knowing all the ins and outs of the process can be challenging if you go through it a few times in your life. Let’s have a look at small things that get forgotten when building a house.

1. Calculate before borrowing

You can calculate how much you'll need to borrow from a bank or financing provider, as well as your mortgage repayments after you have a contract price for your house and land. However, just because a bank claims you can afford the loan doesn't imply you can afford it. Additional expenditures include the down payment, stamp duty, transfer duty, conveyance fees, loan establishment fees, and lender mortgage insurance. There are living expenses such as gas, water, electricity, phone, and internet fees, as well as new furniture and appliances if this is your first house. Before you commit to a new home, be sure you have all of the numbers.

2. Your builder's reputation

Find a builder with a high reputation and check tips for building a house with a builder by doing your homework. Better still, if you have family or friends who have a home you like, ask for a referral. Always tell your builder what you want in a home, what your expectations are, and how they can help you achieve your goals. Take the time to get to know your builder and choose someone you can trust — this is a big deal!

3. Know your surroundings

Apart from the cost of your land, there are a few more factors to consider while evaluating your property. The property located in a bushfire-prone area may have additional costs associated with building your home to comply with the relevant rules. If your land has a significant slope, you may need retaining walls or excavation, increasing your costs. You may also discover that the estate you've purchased has standards for landscaping, façade choices, and even letterbox possibilities! Check with your  home builder to see if any of these apply to you.

4. Intention of reselling

Regardless of how much you love the house you're building, there will come a moment when you'll need to sell or rent it out. Making too many renovations to your property, especially if it places your home in a price bracket above that of your neighborhood, is ill-advised if you are a first-time homebuyer. It may not raise the value of your home. You should also be cautious about your colour choices; consider if the colours you've chosen will appeal to others.

5. Make your home more environmentally friendly

Take advantage of this opportunity to update any existing appliances to a higher star rating. Washing machines, dishwashers, refrigerators, faucets, and light globes are all examples of this. Any action you take to lower your carbon impact and energy expenditures is a good thing.

6. Passive design

Building materials and other passive design aspects can also help you save money on your expenses. Orienting your living rooms north allows the sun to naturally heat and cool your home in the winter and give natural light in the summer. Insulation, glazed windows, and other such measures will all help to make your home more energy-efficient.
